Ready, Set, List!
It’s that time again—time for sellers to prepare their homes for a spring sale! Spring is the high season for selling homes—yards are lush, flowers and foliage are in bloom, and interiors are brighter. If you are listing your home, consider these proven tips to prepare to go to market for top dollar.
Update what’s outdated
A full-scale renovation may not be necessary or in the budget, but even small updates can have a big impact. Consider updating faucets, cabinet hardware—even light fixtures. A new coat of paint gives an immediate facelift to dated cabinets, walls and possibly the exterior. Paint colors that are neutrals, whites, and grays appeal to a wider range of buyers.
Perform repairs
These days, many sellers order pre-listing inspections to better see their home through the eyes of potential buyers. Consider completing certain repairs to head off buyers trying to renegotiate once you are in contract. Consult with your real estate agent regarding which repairs will give you the most bang for your buck.
Clean, clean, and clean!
One of the biggest turn-offs to potential buyers is a home that is not sparkling clean! Make sure to clean every nook and cranny of every room. Carpets/flooring should be professionally cleaned, and shining windows are always a plus!
Depersonalize and declutter
It is imperative that you declutter your home. Buyers want to envision their furniture and possessions in the home—not yours. Divest yourself of your décor, photos, and belongings for the sake of appealing to more buyers. Store items in your garage, leaving room at the perimeter for potential inspections.
Stage for maximum impact
When selling your home, buyers should gain an overall sense of the home’s features and the best use of space. An experienced stager provides a more contemporary look and brings out the best attributes of your home, transforming your home to appeal to the greatest number of buyers.
Spruce up your landscaping and curb appeal
A good first impression starts with a well-maintained front yard. Prune bushes, weed the garden/lawn, and think about adding pops of color with flowers and plants. A welcoming entryway goes a long way towards appealing to buyers!
Bottom Line
Invest some time and money before going on market for a much larger return on the sale of your home. Talk with your real estate agent regarding which projects and repairs should be addressed.
