Preparing for a Spring Sale

Spring is upon us, and so is the season for selling homes. If you are considering listing your home, here are some proven tips to prepare to go to market for top dollar.

Update what’s outdated

While a full-scale renovation may not be necessary or in the budget, even small updates can have a big impact. Projects such as updating faucets, cabinet pulls/knobs, and even light fixtures gives the home a sense of style. A new coat of paint is a fantastic investment to give an immediate facelift to dated cabinets and walls and possibly the exterior. It’s generally best to choose paint colors that are neutrals, whites, and grays to appeal to a wide range of buyers. 

Perform repairs

These days, many sellers opt for a pre-listing home inspection to better see their home through the eyes of potential buyers. So, if there are any issues, there is a good chance that they will be discovered.  It is better to start on the repairs, rather than giving buyers room to negotiate.

Clean, clean, and clean!

One of the biggest turn-offs to potential buyers is a home that is not sparkling clean! Make sure to clean every nook and cranny of every room. Carpets and flooring should be professionally cleaned.  It is also a great idea to have your windows cleaned. This way, natural light is optimized, and the house is at its best for photos and showings.

Depersonalize and declutter

The process of depersonalizing can be emotional for sellers. You may have spent many years and many dollars decorating and personalizing your home. But buyers want to envision their furniture and possessions in the home—not yours. You need to divest yourself of your décor, photos, and belongings (including furniture) for the sake of appealing to more buyers. It is also imperative that you declutter your home. It is fine to store items in your garage (leaving room at the perimeter for any potential inspections). 

Stage for maximum impact

It is rare that a homeowner’s furniture does not have a unique style or personal flair. After all, it should…while you are living there! When selling your home, buyers should gain an overall sense of how the home and best use of space. An experienced stager should provide a more contemporary look and bring out the best features of your home. It will transform your home to appeal to the most buyers.

Spruce up your landscaping and curb appeal

A good first impression starts with a well-maintained front yard. Prune bushes, weed the garden/lawn, and think about adding pops of color and dimension with flowers and plants. A welcoming entryway goes a long way towards appealing to buyers! First impressions are that important!
